Industrial Apartment Unit
The Problem...
The owner of this apartment building wanted to sell each unit as a condo, and reached out to me to design and stage a model unit. The condo was an industrial style, with exposed brick walls, high ceilings with exposed duct work and cement floors. While it gave a loft look, the space felt cold and uninviting. The angled walls of the rooms presented a challenge for buyers to be able to visualize furniture layouts, and the fixtures were outdated. the owners wanted to keep the existing kitchen and master bathroom as is.

Like most projects it isn't pretty, but it's a start!
The space felt a bit dark and cold as the owner described - bland. It was time to take this drab before into a colorful AFTER. They needed more of a luxury feel, more warmth, and some personality. So I waved my magic wand and ta-da! The reveal is below.
This offering showcases a rich navy palette, a color that appeals to many potential buyers, with organic elements added in for warmth. Textured rugs, pillows and wood details will add dimension and help to soften the coolness of the cement floors and brick walls of the unit.

This board reflects a similar feel but with navy as an accent color, and more emphasis on rich browns and the softness of a boho chic vibe. Greenery helps to bring the outside in, and touches of metallic accents elevates the décor and adds sophistication.
the Vibe
We needed to nail down the look and feel of the project.
We wanted to create an urban loft feel that combined industrial and midcentury modern styles. The focus was on using sleek and uncluttered décor and functional furnishings with clean lines. The goal was to create warmth and dynamic energy to encourage creativity and expression. The condo’s connection to city living infuses it with a cosmopolitan, trendy vibe that would appeal to those who enjoy the vibrancy of urban life.
I created a concept board utilizing the accent colors to bring a warmer palette to the industrial design. The board features a muted color palette of calming shades of blue, creamy neutrals and some organic elements to add warmth. These selections mirror the colors used in their dining area, making the great room space feel cohesive.

The Final Mock-up was a great representation of how the contemporary pieces could give this cold loft space a warm and inviting space for potential buyers. The design needed to be fresh and modern to appeal to families and young couples. The furniture pieces and art reflect a dynamic combination ready for entertaining or lounging. I'm so glad they loved my design.
After
I set out to create a condo that looked hip and inviting, modern and yet warm. I added midcentury-inspired pieces which have clean lines and bold colors, to speak to the buyer demographic for the area. The living area features a cozy spot to gather, with a large blue velvet sofa and leather lounge chairs, with a large media console for added storage. A vibrant area rug grounds the space and adds visual interest and warmth. The dining area features a dining set for six, and a mirrored sideboard which reflects light to make the space feel bigger and brighter. Buffet lamps and floor lamps in this area add much needed ambient light and a touch of class.
The Solution
The mixed-use room was staged as an office, with a daybed and dresser to accommodate overnight guests. The primary bedroom was a challenge to stage with its angled walls, but the addition of a queen-sized bed, large area rug and a dresser it helped to show how much space was actually available in the room to use for furniture.
The bathrooms were updated with midcentury-inspired vanities and light fixtures, and artwork throughout the unit brought sophistication and much-needed pops of color.

The owners were thrilled with the outcome and felt it conveyed a fresh, hip vibe that was cozy and inviting. They were excited to see how the mixed-use room could house both an office area as well as a guest bed. The living and dining areas are now able to accommodate seating for six, which is a good selling point for buyers that want to entertain friends and family. They wanted the unit to look sophisticated and appeal to young professionals, with colors and textures that warmed up the rooms and softened the angled lines. They now have a unit that shows well and will be sure to attract a lot of potential buyers!
